In the recent past. while the housing market was booming, a lender's emphasis on the appraisal of a property was less than today because property values were dramatically increasing and any inaccuracies in the appraisal were usually corrected in a few months.  During this period, many sub-standard appraisers with poor research and analysis flourished.
